M3’s development strategy is highly location-driven, targeting markets and submarkets where tenant demand and investor liquidity have proven to remain durable across various macroeconomic cycles. Our approach is driven by going “back in”, as opposed to going out to the next exit, to create development opportunities by executing on complex land positions involving multiple entitlement layers, including land assemblages, rezoning, annexation, wetlands and stream permitting, construction easements and encroachment agreements, among others. We prioritize location to create best-in-class distribution facilities enabling us to offer alternative investment strategies that deliver superior returns for our partners.
