M3 Property Partners is an Atlanta based industrial real estate investor focused on developing distribution buildings in core Southeast markets that support the distribution and logistics networks that form the backbone of our global economy.
Joe Moriarty founded the company in 2025 to execute his vision and leverage the experience and relationships he developed through his involvement in more than 40 industrial acquisitions, including four speculative development projects in Atlanta and Savannah.

Joe Moriarty, Managing Partner
Joe Moriarty is Managing Partner of M3 Property Partners. He founded the firm in 2025 after more than 12 years of commercial real estate experience in Chicago across various disciplines including acquisitions, development, asset management and capital markets. Prior to founding M3, Joe ran acquisitions for a local Chicago investor and was involved in more than 40 industrial acquisitions and led four industrial developments in the Southeast. Prior to that he worked in JLL’s capital markets group. Joe began his career in GE Capital’s real estate group after graduating from the University of Kansas with a bachelor’s degree in finance.
